Omicron COVID-19 variant likely to add fuel to real estate fire, realtors say.

The average price of a property in the GTA jumped 17.8 per cent in 2021 compared with 2020, according to the Toronto Regional Real Estate Board (TRREB). The average price of a detached house in the 416 area code rose 16.2 per cent in the same period.

TRREB chief market analyst Jason Mercer notes that tight market conditions prevailed and that lack of inventory pushed prices higher.

HOME SALES IN 2021 SMASHED LAST YEAR’S RECORD-BREAKING TOTAL BY OVER 1000 UNITS!

The average price of a detached home reaches the million-dollar milestone in December 2021.

• The average price of a detached home was $1,021,353. This represents a 34.7 per cent increase from December 2020 and an increase of 3.4 per cent compared to November 2021.

• The average sale price for an apartment-style condominium was $500,352. This represents an increase of 30.6 per cent from December 2020 and an increase of 1.0 per cent compared to November 2021.

• The average sale price for a townhouse was $717,475. This represents a 39.4 per cent increase from December 2020 and an increase of 2.1 per cent compared to November 2021.

• The average sale price for a semi was $770,246. This represents an increase of 33.5 per cent compared to December 2020 and an increase 7.3 per cent compared to November 2021.

Urban house hunters increase real estate prices in small towns across southwestern Ontario!

St Marys is seeing big increases in housing prices due to house hunters from the city.

Also, other places like Mitchell, Plympton-Wyoming and Mount Brydges are being snapped up.

With the rise in remote work, exurban and rural areas are starting to look more appealing, leading more people to choose the close-knit neighbourhoods of small communities over the big city.

Coronavirus (COVID-19) Update:

As we continue to move forward to help our clients, the health of our team and customers remains a priority. Our clients can be assured that we will work diligently to protect their safety and health during all meetings.

Our team members will all be wearing masks and are encouraged to wash their hands more frequently throughout the day. We have also increased our cleaning tasks at the office.

Our team will also be monitored closely for signs of illness, and anyone with symptoms will not be expected to report to work.

In Cambridge, 84-unit townhouse condos aren’t built yet but already 2,500 people are interested in buying them.

Lack of inventory in the area is causing extreme interest in the project without even knowing what the prices are.

The provincial government recently struck a housing affordability task force and Tim Hudak, CEO with the Ontario Real Estate Association sits at the table.

Megan Bell, president of the Kitchener -Waterloo Association of Realtors, said the new build market is just as competitive as buying resale homes. It could be two years before there are changes in the market
