Tips for Moving to Kitchener or Waterloo in 2023

Home prices in Toronto are now beyond the reach for many people. The prices and forcing them to move outside the City. A lot of people are choosing to live in the Waterloo and Kitchener area. I work with many buyers from the Toronto area that are looking for their dream home in the K/W Area. They are ready to commute each day, so they can own a nicer home especially since working remotely is now encouraged.

Should You Move to the Kitchener / Waterloo area?

There are plenty of houses available. Depending on your budget, you can own a larger home with more options. This is a great area that has lots of potential and beauty. Almost everyone that I have helped move out here are happy that they made that decision. I highly recommend that you work with a real estate professional to help you find the best area for you. Get someone who has plenty of experience with the community that you are interested in. They can help you with finding your preferred home and set up showings. Choose a real estate professional that has a great personality and has the time to work with you.

Working Remotely

If your career allows you to work remotely and commute to the office a few times a month, then moving to the KW Area is a solid choice. You will have to make sure that the area you choose has the ability to have high-speed internet services.  Having the best connection possible makes working remotely easier. Figure out what your commuting time will be so you can be prepared and understand the cost of a daily commute if things change. Investing in the KW Area is a solid investment because this area is one of the fasting growing areas in Ontario. Your property value in this area is going to go up as demand in the future grows.

Home Price Versus Commute Time

This is where you must do some figuring out. Unfortunately, where you live will impact your commuting time. For some, an eight-hour working day will turn into a 12-hour one depending on how far away you live. That doesn’t leave much time for other important things. Despite the fact that the cost of living in Toronto may be more expensive on average, it might not be worth it when taking into consideration all the time you will spend commuting. Alternatively, suburban living has the perk of more affordable.

Among the important things to consider is how much the commuting cost will be in the end. In the case that you are going to choose public transportation like the Go Train, you can find plenty of things to do during your commute. You will also have to consider the monthly costs to use the service. If you are going to drive in consider the fees for gas, parking, insurance. Although these numbers will vary, keep in mind the cost of gas alone. It is at a record high and there are no signs of it stopping. It is important to determine if your time, costs and wear and tear are worth it. I recommend that you consider these costs, your living costs, and your salary. Work out the math to see if this plan is feasible. Salary is the deciding factor for many when it comes down to settling for a long commute.

Exactly how much is your commute time worth to you? What’s right for your specific situation?
